After being vacant for two years, plans have been revealed for a £132 million redevelopment by Publica Properties Establishment in partnership with McLaren Construction.
Originally constructed in 1937 as a DH Evans department store and later acquired by House of Fraser, the historic building is set to undergo a comprehensive renovation to create a diverse mixed-use space. Spanning 34,000 sq m, the site will feature retail facilities on the ground level, alongside offices, a gym, and even a swimming pool. The concept embraces the current trend of repurposing retail spaces to accommodate various functions and activities.
In stark contrast to the nearby M&S flagship store at Marble Arch, the House of Fraser building showcases distinctive Art Deco elements that are being meticulously preserved and renovated. Despite encountering challenges such as masonry damage and structural issues, McLaren Construction is dedicated to upholding the architectural character of the edifice. By repurposing steel columns within the structure and for other construction endeavors in the city, efforts are being made to ensure the integrity of the building is maintained.
Termed a “retro-first” initiative by the property’s owner, this redevelopment project underscores the growing inclination towards converting existing assets for new purposes. Darren Gill, McLaren’s London and South Managing Director, stressed the significance of revitalizing familiar landmarks in prominent locations to bolster resilience and stimulate the rejuvenation of the local vicinity.
